STRUCTURE

Built on a concrete foundation with New Zealand timber framing under VIKON's visionary designs, every home at 30 Waverley is assured to be tough, hardy, and resilient. With materials trusted by New Zealanders nationwide, meeting Auckland's rigerous performance standards and codes, you can be assured that stability is of utmost importance. 

 

Each dwelling features a high-performance concrete system, designed for structural resilience and thermal efficiency. Careful insulation and moisture protection ensures a robust platform for long-term durability.

EXTERIOR

The exterior cladding features an elegant combination of James Hardie's renowned Oblique™ Weatherboard and their Axon™ Panel Textured. This melding of designs, finished in contrasting dark and light colours create a highly modern and extremely tough finish, made to stand the toughest of Auckland weather conditions.

These weatherboards feature an up to 60 minute fire resistance rating (FRR) as well as being GreenTag and CodeMark certified, and BRANZ appraised. Being engineered even for harsh coastal conditions, these weatherboards will thrive in the heart of Glenfield, come rain, wind, or hail.​

​

​For the roofing, the 30 Waverley units are built with Metalcraft's MC760 long-run 5 rib trapezoidal metal roofing. It is a highly versatile and popular solution - and for good reason. The MC760 has served us exceptionally well in our residential projects and will assuredly provide an excellent solution for these new Glenfield units.

INTERIOR

Every unit features an average of four bedrooms and three bathrooms, depending on variant selection. They are well-equipped for expanding families and growing uses - suitable for both home living as well as small businesses.

​

The walls feature a variety of purpose-selected GIB plasterboard, ready for a variety of situations. Each room houses situationally selected plasterboard variants to ensure maximum fire safety, noise suppression, and water resistance.

​

A comprehensive selection of insulation allows each home to feel warm and comfortable in every season, with moden energy-efficiency techniques implemented to conserve electricity use and trap heat.

​

A robust ventilation system allows for clean exterior air to cycle through your home and maintain clean air throughout the year.

​

Our designer kitchens are equipped with a range of modern facilites and considerations, with cabinetry designed by our excellent joinery team using their wealth of kitchen experience - tailored after many years for modern New Zealand homeowners. Benchtops are in engineered stone.

​

Bathrooms feature prefinished acrylic showers, tiled splashbacks, and wall-hung vanities. Wet area linings include moisture-resistant GIB Aqualine with proprietary waterproofing systems behind.​

​

The double-glazed windows have been selected for thermal performance and compliance. Comfort in any New Zealand season is a priority for us.

FEATURES

The 30 Waverley homes have been designed to meet or exceed the New Zealand Building Code across all key performance areas. Electrical wiring, water supply, and plumbing systems are to be installed to NZBC standards, with final commissioning and certification included in the project scope.

​

Thermal insulation throughout floors, walls, and ceilings is installed to satisfy the latest H1 energy efficiency requirements. This includes full perimeter and sub-slab insulation to reduce heat loss, double glazing with Low-E coatings, and thermal breaks in aluminium joinery. These features improve year-round comfort and reduce energy costs for residents.
